Gardner’s Building Boom: What 246 New Homes at Horizon Pointe Mean for South KC Buyers

Gardner just became the most interesting new-construction story in Johnson County. A 246-home neighborhood called Horizon Pointe is set to break ground on the city’s far west side this year, with homes priced from $400,000 to $600,000 – in a city where the typical resale still trades in the mid $300s. If you have been priced out of Olathe or Overland Park, this is the corner of the county to watch.

A 246-home neighborhood is coming to Gardner’s west side

Overland Park-based builder Arise Homes received final approval from the Gardner Planning Commission in late August 2025 for Horizon Pointe, a 78-acre single-family neighborhood at the southeast corner of 175th Street and Four Corners Road. The land was annexed into the city earlier in 2025 – it was rural, agricultural ground until now. Groundbreaking is expected in 2026, and full build-out will run over the next few years.

The plans call for a splash water park, an open activity field, a shade structure, and a playground, all HOA-managed. The amenity area is slated for Phase 2, which adds 53 more homes, so the earliest buyers will be waiting on the pool-adjacent perks. Arise builds throughout the county – Olathe, Shawnee, Lenexa, and Spring Hill – and Horizon Pointe sits just west of the Gardner Municipal Airport, next to the existing Lone Star Prairie development.

One thing worth knowing before you fall in love with a lot: neighbors pushed back on traffic during the approval process. The intersection at 175th and Four Corners is a two-way stop with 45 mph speeds on both roads, and the city declined to add a four-way stop. The approved plan includes a mini roundabout inside the neighborhood at 177th and Fleur, but the perimeter roads are still country roads for now. If you commute at peak times, drive it before you buy.

Why builders are betting on Gardner

The math is simple. Redfin puts Gardner’s median sale price around $360,000 as of June 2026, up about 1% year over year, while Johnson County as a whole ran a $486,000 median over the three months ending May 2026. That is roughly a $120,000 gap between Gardner and the county at large – and the county market is still tight, with about two months of supply and homes going under contract in just over a week.

Gardner also has employment gravity that most bedroom communities do not. Logistics Park Kansas City, the BNSF intermodal hub just down US-56 in Edgerton, anchors one of the largest warehouse and distribution corridors in the region, and I-35 puts Olathe’s job base about 15 minutes away. Add the residential wave already building in Spring Hill next door and the pattern is clear: growth in Johnson County is rolling south and west, to the last places where a builder can deliver a new home starting at $400K.

Horizon Pointe’s starting price is Gardner’s ceiling – a $400K entry point that would be a teardown budget in Leawood and a maintenance-provided townhome in much of Overland Park.

What this means if you are buying

For buyers, Horizon Pointe is a genuine option-opener. A new 1,600 to 2,600 square foot home at $400K to $600K undercuts most new construction in central Overland Park and Olathe, where comparable new product routinely starts well north of that. If your budget tops out near $450K and you have been losing bidding wars on 20-year-old resales closer in, a first-phase contract in Gardner deserves a hard look.

Two cautions. First, early phases of any new neighborhood come with construction living: dust, framing crews, and an amenity package that will not exist until Phase 2. Second, new construction pricing at the top of Gardner’s range means you are buying at a premium to the surrounding resale market – fine if you hold five-plus years, riskier if you may need to sell into a neighborhood where the builder is still selling new against you.

What this means if you are selling in Gardner

If you own a resale home in Gardner, 246 new competitors are coming – but not all at once, and not at your price point. Phase 1 is 67 homes, and the $400K-$600K new-construction band sits above the city’s typical resale. If your home is in the mid $300s, you are selling below where the builder can compete, and the marketing wave around Horizon Pointe will put more buyer eyes on Gardner overall. Sellers in the low-to-mid $400s should be more strategic about timing and presentation, because a buyer at that number will be cross-shopping brand-new. Living in Gardner

Gardner sits in the southwest corner of Johnson County along I-35 and US-56, about 10 minutes from Olathe, roughly 25 to 30 minutes from the College Boulevard corridor in Overland Park, and around 35 to 40 minutes from downtown Kansas City in normal traffic. Horizon Pointe kids would attend Gardner Edgerton USD 231, a district of about 6,200 students with seven elementary schools, three middle schools – Pioneer Ridge, Trail Ridge, and Wheatridge – and Gardner Edgerton High School, which includes a stand-alone Advanced Technical Center with trades programs. Every school in the district has been built or renovated since 2000, a byproduct of the same growth that is bringing Horizon Pointe.

Day to day, Gardner runs on its historic Main Street downtown, Celebration Park’s sports complex on the east side, and the small-town rhythm that is increasingly hard to find inside the I-435 loop.
