Daily lender quotes on June 25 ranged from roughly 6.28% to 6.60% depending on credit profile, loan size, and points paid. The 15-year fixed averaged 5.81% the same week. Commute. Olathe puts you on I-35 with a straight shot to downtown Kansas City – roughly 25-35 minutes in normal traffic. Overland Park’s Metcalf and Quivira corridors connect to the metro via I-435 and US-69, and the city’s own employment base (Sprint Campus, healthcare systems, financial services) means a lot of residents barely leave Johnson County for work. Less commute stress is a real quality-of-life variable that doesn’t show up in the mortgage payment but absolutely affects where people choose to live.

Amenities. Overland Park’s Prairiefire development offers dining, the Museum at Prairiefire, Scheels, and a walkable retail environment that suburban KC has historically lacked. Olathe has the Olathe Health system, an expanding restaurant corridor along Santa Fe, and quick access to the Garmin campus and surrounding corporate employment. Both cities sit near some of the strongest communities in South Kansas City, from established neighborhoods with mature trees and solid bones to newer construction on the western fringes.
